Finally, we’re underway!

Hi Everyone…

Well, first apologies for the rediculous amount of time since the last update.  Between our nearly three-week vacation to Portugal, a couple of conferences and other work-related intensiveness, and then the holidays, our anniversary and both of our birthdays, we’ve barely had time to do anything house related.  Architect and designer Craig Lennox, on the other hand, has had plenty of time and took care of a few things.

First of all, in redesigning the house to fit our needs we decided to do something novel: follow the zoning rules.  Turns out the city doesn’t put people through zoning approval hearing hell if you follow the zoning rules in the first place.  In our case, the big issue was the widening of the rear of the house from the original 12 1/2 feet to the actual almost 16′ that our lot accomodates.  Because the house, including the various additions added over the years, was built all the way back to the property line there was very little space on the lot that was open to the sky.  In our plan we actually take away a huge amount of building area and replace it with a nice, deep rear yard – bringing the house back into near-perfect compliance with the zoning rules that require that “open to the sky” space.  To make up for the space we lost on the first floor, we widened the house and built back on the third floor and have almost as much square footage as we started with.  Craig drew up zoning plans, filed for the zoning approval and, because we were building in compliance with the rules, it was granted.

Next up – the building permits.  Again, it took longer than I would have liked, but the permits finally arrived.  More detailed plans were required of course, but we needed those anyway to start constructing.  Everything seems to be in order according to our structural engineer and the first contacts with the local inspector went nicely.  The permits were granted (and darn expensive too), but it was the most wonderful $650-something check I’ve ever written.  Woo hoo.

More details on the work that’s underway, and info on the planned look of the back of the house, hopefully tonight when I get some time to sit down and write more… We’ve ordered some amazing windows and sliding glass door for the rear that I can’t wait to write about.  In the mean time, I’ll leave you with some pictures from the rear structure demolition that I took in the last two days.

    Hooray for progress!

    I love the photo of the wall coming down. I’m always amazed by how fragile row houses look with the front or back walls down.

      Interesting, isn’t it? Though they are quite un-fragile. That wall, though it looked easy, took several guys several times to push it over, after they cut it small enough to push.

    Sorry to be a bit of a pain after you’ve finally gotten started, but… I know you can’t be there all of the time to monitor this kind of stuff but I think some of the workmen used the planter in front of the vacant property adjacent to your lot to throw in a demolished pipe and dump some of their extra concrete.

    It may have happened after the dumpster was taken away on Friday and they needed a spot to dump something before they left for the weekend but it may be a good idea to remind to throw it all in the dumpster.

    Even though it is not a great planter (we’ve only once, several years ago, tried to grow some flowers there) and I know that its not our property but I would hate for it to become filled up with construction debris both for our sakes and yours.

    Having been around a number of construction sites before, laborers can do some pretty odd things when they need to dump some extra material.

    Hope things are going well so far and much success on what looks to be an extensive renovation.

      So here’s the story… the guys who brought the concrete for the basement must have dumped some extra just to be boneheads. The mason on site will be cleaning this up. There are few things more annoying than childish behavior by adults.

    Wow-

    Sloppy sub-contractors are not cool. What is it with certain guys in the construction biz that insist on doing stuff like that? It seems to happen more and more often in the construction industry…..contractors looking to cut corners. It reminds me of my favorite movie and a perfect example…The Towering Inferno. Luckily, this cut corner is much easier to fix.

    These boys need to keep it clean and neat for our neighbors and for our future home. I know we don’t want to add to the eye sore and ferrell cat colony that is soon to be our next door neighbor…. 1236-1238 Reed St.

    Hopefully we can get some flowers into that planter again until they build some new townhouses on the site.

      Yes, luckily the boys went right in and cleaned it up. They took all of that nasty concrete out of there so that there’s plenty of room for passers-by to throw their litter again. And, of course, the crazy cat lady doesn’t need to look at the messy concrete while she stands there and tosses Fancy Feast to the alley cats.

    Great photos guys! Something really cool about being able to see the bones of an old house…and looking forward to watching things progress.
